Century Properties Group Inc. (CPGI), through its PHirst first-home brand, said that it has obtained licenses to sell for two new house-and-lot communities in CALABARZON. Together the projects hold 3,265 homes with an estimated sales value of about P6.35 billion. One is in Calauan, Laguna, and the other is in the Lipa area of Batangas.

The Two Communities In Detail

Both projects are horizontal developments under PHirst Sights, the first-home line of the PHirst brand.

PHirst Sights Calauan West is the smaller of the two. It sits on 6 hectares in Barangay Masit, Calauan, Laguna, and will have 682 homes with estimated sales of P981.1 million. That works out to roughly P1.4 million of sales value per home on average.

PHirst Sights Batangas is much larger. It covers about 30 hectares across Barangay Tangob and Barangay San Francisco in the Lipa-Padre Garcia area, and will have 2,583 homes with estimated sales of P5.37 billion. That averages a little over P2 million per home. Reports differ slightly on how the barangays are assigned between Lipa and Padre Garcia, so the exact town boundary is not settled in the information available.

Construction timelines and house sizes were not disclosed.

The Numbers At A Glance

  • Total homes: 3,265 (682 in Calauan West plus 2,583 in Batangas)
  • Total estimated sales: about P6.35 billion
  • Calauan West: 6 hectares, 682 homes, P981.1 million
  • PHirst Sights Batangas: about 30 hectares, 2,583 homes, P5.37 billion

In plain terms, the Batangas site accounts for roughly four out of every five homes and a similar share of the sales value, so it is the main event of this announcement.

Who The Homes Are For

CPGI said both communities target workers in nearby industrial belts. Calauan West is about 30 to 40 minutes from the Calamba-Sto. Tomas cluster, which includes Carmelray Industrial Parks I and II, Calamba Premiere International Park and Light Industry & Science Park II.

The Batangas project is about 30 to 45 minutes from Light Industry & Science Park III and First Philippine Industrial Park in Sto. Tomas.

CPGI president and CEO Marco Antonio said the projects are meant to give Laguna and Batangas workers a way to own homes closer to their jobs. He also said that having several communities in one region lets the company serve buyers better and build more efficiently.

Background And What Comes Next

These are PHirst's first launches since the SEC approved its merger into the listed parent CPGI in September 2026, which put the first-home business directly under CPGI. They follow PHirst Sights Tayabas in Quezon, making three regional launches for the brand in 2026.

CPGI plans two more launches before the end of the year, in Central Luzon and the Davao Region, subject to regulatory approvals.

The company also pointed to Philippine Statistics Authority data showing that CALABARZON's economy grew 5.6% in 2024 to P3.27 trillion, about 14.7% of national output. For a developer, that is the demand story: a large regional economy with factory jobs and workers who need housing within a manageable commute.

What It Means For Builders In Laguna And Batangas

This announcement is a license to sell, not a construction schedule, so no groundbreaking date has been given. Still, more than 3,200 first homes across two sites is a lot of wall area, and it sits close to Blocktec's Cabuyao, Laguna supply hub. Contractors, estimators and suppliers in the area have good reason to watch for tender and subcontract news.

For repeat row-house designs, wall speed and finishing method drive both schedule and cost. Blocktec's AAC blocks are laid with thin-bed adhesive and finished with skimcoat, so there is no palitada. A trained mason with a helper typically lays about 10-12 m2 per 8-hour shift, and up to 20 m2 on straight runs. In Blocktec's own cost comparison, the wall system showed up to about 21% savings versus hollow blocks, though results depend on the project.

If you are bidding on or planning work in these areas, start by getting your wall area down per house type and multiplying by the unit count. Even small savings per square meter add up quickly across hundreds of identical units. Sulit ito sa malalaking volume.

House sizes are not yet public, so treat any early quantity as a placeholder and recheck once the developer releases plans.
